MANILA, Philippines – Avida Land, the affordable homes segment of property giant Ayala Land Incorporated, continues its foray into the office segment with the launch of Capital House.

The 26-storey boutique office property, valued at P4.4 billion ($98.21 million), will rise at the “Active North” district of Bonifacio Global City (BGC) in Taguig City. It is targeted at small and medium enterprises (SMEs).

“Capital House offers the right fit for SMEs, professional firms, and those looking to have satellite offices with a BGC address,” said Pol Tanco, head of Avida’s project and strategic management group.

Capital House will be situated near activity centers, such as the Turf BGC all-weather football field, Flying Trapeze PH, Active Park, and the upcoming BGC Sports Complex and Kidzania.

Avida Land’s 5 residential offerings and its first office project, One Park Drive, are located near this boutique office.

Design firms, ad agencies, holding companies, and front-end offices of manufacturing and trading offices already reserved their office spaces.

The prices of office units range from P9.9 million ($220,872.08) to P25.6 million ($571,132.07).

Capital House will offer 222 units, ranging from 62 to 159 square meters. There are special whole floor units at 1,400 sqm. 

Tanco said “more companies are seeking it (BGC) as their business address” since it is the fastest growing central business district in the country.

“Apart from its business-friendly environment, it is home to a number of lifestyle and health, entertainment hubs, and other institutions which make it a desirable address for companies, employees, and residents alike,” Tanco said.

More projects

Capital House will be formally launched on March 24 and is set to break ground in April.

The project is expected to be completed in December 2017 and turned over in the second quarter of 2018.

For the first half of 2015, Avida Land is set to launch 10 projects worth P20 billion ($446.73 million) across strategic locations in Bonifacio Global City, Makati City, Quezon City, Muntinlupa, Bulacan, Tagaytay, Iloilo, and Tuguegarao.

The company is launching 7 residential condominiums, 2 land and house subdivisions, and 1 office condominium. 

Avida Land is also marking its 25th year in 2015. It earlier disclosed plans on the upcoming Avida Towers in Cloverleaf, Ayala Land’s township project in Balintawak, Quezon City.

Avida’s 1.4-hectare condominium development will be adding 2,300 units residential offering that will complement the retail, business, and lifestyle components of Cloverleaf.

“We see bigger prospects for Avida this year as we aim to launch more projects in various strategic locations nationwide,” said Avida Land president Christopher Maglanoc.
